Default brown patches on Maurelii leaves

I have been growing an ensete mauerelli all winter under gro lux tubes. it is getting to be good size. want to put it out this summer as a specimen plant in the garden. I have potted it up twice and itis now in a five gallon. The soil has good drainage. I have moved it to my sunroom where it is getting very filtered sun. It is developing dark brown to beige patches on the leaves.As the newest leave is unfurling , I noticed there is a split in it. What am I doing wrong, is it a water problem? I am unable to post pictures.
