I've had excellent results in controlling fungal/bacterial growth, suppressing nematode populations, controlling molds, and improving germination rates of various often-uncooperative seeds such as Loquats by using agricultural dusting sulfur. It's 90% sulfur with 10% as the agent added to make it "wettable" and easily dusted. It has rescued everything from cacti and small parts of rot around bananas to aloe plants and baby loquat trees. It's cheap for a 40lb bag here and also tends to keep away snakes.
