All this because I wanted to landscape my front yard. Repair foundation, fumigate, sandblast restucco, demo replace driveway, scrape sand and repaint. Now I find out I need to demo front porch ,new footings and concrete. Someday I'll be able to landscape.

while you have everything torn up it's a good oportunity to put down some very rich topsoil.

Hey, maybe you could just build a brick wall around your property up to the level of your front porch and then backfill with topsoil. I know that water is expensive in San Diego, but so is all that work. You could also just do very large raised planters instead of having landscape beds actually in the ground.

HE changed his mind about a free porch. Now he is saying that there is some value in what he did. I am trying to find someone who can remove the top and save the footing, the problem is it was a monolithic pour.

From my naive perspective, I would have someone from a reliable concrete cutting and coring company come out and give an estimate on demolition of the top. Check the BBB (Better Business Bureau) listings.

sunfish
07-12-2010, 09:41 AM
That is what I have been doing. The guy that poured it had A+ rating with BBB. What bothers me the most is he should be finding the solution. He thinks his time is worth more than mine.

Well if he hadn't poured it so high that would be an option. As it is it needs to be ground or cut to get it low enough for tile. Thanks

DO a overlay?
Is kinda hard unless is colored then lots of sanding.
I did this stuff for 2 years,what a headache,finding good
company's with resolution to problems in pouring, coloring, sanding, and scoring
Look up smith paints if its not sealed, that's what we used on the park Rosie O'
Donald donated to the biggest fema trailer parker in Zachary Lousiana
When you mix colors and spray on 15 different layers of slightly different colors
to make it look good. Then 3 coats of concentrated solvent sealer cut 2to1 with laquer thinner and hold your breath and hope the home owner is not to picky.
Ex.some what a little more orange, then its to bright so you up around like 20 coats of this stuff.
Me and my wife cleaned a 4000 square foot house,3-5 layers of one of the light gray colors and sealed, and my boss moved to solid colors because we finished a 20-25,000 job the same week
please tell me what your trying to do,maybe I can give some advice

I think pink would go well with your red patio, but what do I know? I think a warm color like you've got picked there would be nice but I can't picture how it would look against your patio. When I had a similar situation when we built a house I got color ships to match a color we saw on a house we liked and then we bought a quart of that paint and painted up a board to lean up against our house to help decide.

The problem with stucco is the chips never match the true color.Pink is a Florida color this is California.

There are restrictions. The City has a list of trees that can be planted depending on the size of the parkway.None of them are fruit trees. There mainly concerned about roots lifting the sidewalk.I wanted to plant a couple figs but I just might plant bananas. They won't hurt the sidewalk as long as I keep them thinned. The'll be easy to remove if I have trouble with the city.

Agreed, I saw some pictures of destroyed pavements. The wider and more massive palm you've got (Jubaea, Phoenix...), the more likely will it want to expand in width. Although most of the palms have typically only vertical roots.

Fruit trees require much more attention and work. Palms need only pruning and seed/fruit harvesting.
Most of the fruit trees require pruning, fertilizing, irrigation, insekticides, biological protection... and aside from citrus trees, tourists are not interested in seeing what they could see at home. ;) :D

I was getting quotes for some repairs to a rental home yesterday. Contractors are hungry for work in my area and being quite competitive. I'm hoping you're able to get decent prices for the work you're having done, Tony!

Everyone say's there at rock bottom, hardly making any money. After my the problems I had with the Co. pouring the porch I'm more concerned with a quality job than the price. Not that I wouldn't get good work at a lower price I just don't want to try someone else so I'ii go with who I know.

Agreed, you don't need any more poor pours. I used a company specializing in cultured marble before and the do good work and they're providing faster service than ever and cutting prices. Some of these things I had figured I might have done when Michael gets out of high school in six years but I figure it's just better to get it done now.

You can drive up here and pick up some of those rusty iron grain storage tunnels which I'm using for my Frederick. You could make a large wall out of your passiflora. They're quite unique! :ha:

A guy down the street has a bunch of big ones in pots growing next to his house there good size and have lots of fruit on them. I didnot think they would grow here in Fresno but he has them I saw them myself.

Butias are pretty hardy from what I understand

They should grow fine in Fresno, a friend of mine has it in ground here in Bakersfield.

They're very hardy. They can grow here in my z8a climate of Southeast Virginia without any problems (most years). This past winter was a rough one, with 14 inches of snow and quite a few nights in the mid-teens.

Average rainfall less than12 inches. It's not really the expense, just trying to do my part to conserve.
Decomposed granite is weatherd granite..What I'm using is dg fines particles 3/8 in. or smaller, with a stabalizer. The stabalizer doubles the price ,$78 a ton verses about $35 for plain Dg.

With this stabalized DG,you wet it first let it dry to just damp and then tap or roll it. It stabalizes enough for driveways ,walkways, paths.

Tony's being modest again about his experience. He worked his way up from laborer to supervisor for a large landscaping concern and has hundreds of projects plus entire stretches of freeway plantings on his resume. When he starts working he makes Mr. Clean look slow. The present project he is doing for himself, and wow it is an outstanding make-over for the property.
