Default After they sprout??

I have 3 mini greenhouses with 72 count pots seeded with Darjeeling and DJ Giant seeds. They are seeded in Miracle grow seed mix and covered with heat mats under them. It has been a month now and a few days ago I have had 1 seed sprout and then a couple days later another. The first one perished it turned brown and then black so I assumed it is a goner. There should be more now coming up occasionally but how do I keep them going? The soil is very moist and I am thinking that might be the problem but if I don't keep it that way it dries out very fast due to the heat mats. What are the steps to take after they sprout. If I uncover the whole seed mat and only a few have sprouted won't that affect the ones that haven't? I am new at this so any help would be appreciated. Thanks
